Originally envisioned as an apartment building, this is one of the first mixed-use projects to be built in downtown Boulder. As the project went through the Design Development phase, the Owner/Developer had the foresight to change gears and re-vision it as a seven-unit condo complex over 2,400 SF of street-level retail—thus kicking off a trend in downtown Boulder that is continuing today.
Each of the seven residential units has a unique floor plan and they range in size from 1,000 to 2,000. The retail space is divided into two spaces and includes common area in the back for restrooms. There is a 7 space underground parking garage. The design team was also responsible for designing flood gates as the projects is in the 100-year flood zone.
The design is reminiscent of the historic Boulder County Courthouse on Pearl Street Mall—a beautiful 1930s era, art-deco structure designed by architect Glen H. Huntington—one of the architectural gems of the City of Boulder. The project incorporates zero lot line design principles.
